These are your potential fees and profits. You will be pricing your
"New Escrow Division" as you see fit. The fees below represent fees we have seen through the years on HUD1's at the close of many escrows. They are representative of least costly to moderately priced escrow services. Remember, these are your new services. We completely train you and we work down the lifecycle of each escrow with you. The fees below are just samples for you to review.
PURCHASE ESCROW...shortsale, REO, traditional purchase
Below are only examples of fees. We are not suggesting you charge any of these amounts.
Base Escrow: $200 - $400 per side base fee, plus: $1.50 - $2.75 per thousand, per side
Loan tie in: $100 - $300……to the buyer
Download document: $100 - $200 to the buyer
document processing: $100 - $250 to the buyer and $100 - $250 to the seller
demand processing: $150 - $250
Wire fee $25 - $45
Fedex fee.. $25 - $40
Preparing the deed: $50 - $150
These are just a look at the basic fees we see. As you can see in the above scenario the escrow fees are based on the selling price of the home. You can also base it on a flat fee...$1495 a side for example or $500 a side! you will price it... Please review some of your own closed trasactions to get an idea of what escrow has charged. You have a certain amount of flexibility in pricing.
